Overview
The Planning and Zoning Division focuses on:
- Long range and current planning
- Zoning
- Land development
These teams emphasize development policies, codes, and neighborhood-level engagement.
The guiding documents for the division include the Comprehensive Plan, which serves as a vision and roadmap for the county’s future and the Unified Development Code (UDC) that updates and combines the county’s Land Development Regulations (former Chapter 74 of the County Code) and Zoning Regulations (former Appendix A of the County Code).

Starting March 23, 2026 all PDS services that are currently provided at 1001 Sarasota Center Blvd will be moving to the PDS One Stop located at 870 Apex Road, Sarasota, Florida 34240.
