Overview
Sarasota County administers a Code of Ordinances that is designed to maintain and enhance the character, safety and environment of our community. This Citizen’s Guide to Sarasota County Codes (the Guide) serves as an informational resource for citizens and provides a summary of terms and procedures related to common code violations.
The Sarasota County Code of Ordinances can be viewed online via Municode (external).
This Guide does not include all county codes, nor does every code apply to every property.
Voluntary Compliance
Sarasota County follows standard procedures emphasizing voluntary compliance when there is an alleged violation, with many instances resolved through education without formal code enforcement procedures. The first part of the formal code enforcement process is a Notice of Violation (NOV) which is provided to a property owner informing them of the alleged violation. The NOV outlines steps to resolve the matter, and provides a specified timeframe for compliance. If compliance is not achieved, the county then issues an Affidavit of Violation (AOV) that moves the matter to a Special Magistrate proceeding. Special Magistrates determine alleged violations which can then translate to required corrective actions, fines and liens.
Deed Restrictions
Many of our local neighborhoods have private deed restrictions. Sarasota County does not enforce private deed restrictions.

Note that anonymous complaints are only accepted if there is reason to believe the alleged violation presents an imminent threat to public health, safety, welfare, or imminent destruction of habitat or sensitive resources.
