The Building Division is designed to help Sarasota County property owners, building contractors and permit agents with the permitting process. This includes:

It is in your best interest to ensure that the contractor you hire is licensed and insured to perform work in Sarasota County.

Important Notices

Building Permitting Changes

Beginning, July 1, 2026, several provisions of Florida House Bill (HB) 803 will go into effect that will impact building permitting. The following is provided for guidance on the main impacts.

  • Specific types of work less than $7,500 on single-family homes may be exempt from permitting but there are specific requirements and steps to qualify for this exemption. Please see Bulletin 2026-0002 for details on whether you qualify and how to document.
  • Building inspection fees will no longer be based on the value of work performed. Contact us at building@scgov.net for any permit fee questions.
  • Temporary flood proofing on single-family residences is exempt from permitting.
  • Permits for work less than $15,000 on an existing single-family residence will receive expedited reviews.

We've Moved! 

Planning and Development Services (PDS) is pleased to share that the new PDS One Stop is now providing full in-person services. 

All PDS services previously located at 1001 Sarasota Center Blvd (aka the BOB) have moved to the PDS One Stop located at 870 Apex Road, Sarasota, Florida 34240.

Electronic Payment Update

Sarasota County has transitioned to a new payment processor as of November 24, 2025. A surcharge is now applied to certain transactions. Please view the Frequently Asked Questions (FAQ) guide for more information. 

Exterior Appliances

Please be aware that the Florida Building Code requires that exterior appliances (such as HVAC units) located in a flood zone (flood hazard areas) and damaged by flooding must be elevated when they are replaced.  The following code sections should be reviewed:

  • Florida Building Code Existing Eighth Edition (2023) CHAPTER 7,ALTERATIONS—LEVEL 1, SECTION 701 GENERAL, [BS] 701.3 Flood hazard areas. 
  • Florida Building Code Residential Eighth Edition (2023) SECTION R322, FLOOD-RESISTANT CONSTRUCTION, R322.1.6 Protection of mechanical, plumbing and electrical systems.

FEMA New Flood Maps

Building Code

Effective December 31, 2023, all building applications will be subject to the 8th Edition 2023 Florida Building Code and the National Electric Code 2020.
