NOTICE OF PUBLIC HEARING REGARDING A PREVIOUSLY APPROVED REZONE PETITION – RZ 25-01

The Sarasota Board of County Commissioners, at its regularly scheduled meeting on January 27, 2026, at the Robert L. Anderson Administration Center, County Commission Chamber, 4000 South Tamiami Trail, Venice, Florida, at 9:00 a.m., or as soon thereafter as possible, will consider 1) corrections to the legal description of previously approved Rezone Petition No. 25-01 and 2) corrections to the property description of a previously approved associated Critical Area Plan Waiver of a Condition of Development Approval contained in the SR 776 Corridor Plan.

This petition relates to the property located at 1407 East Manasota Beach Road, Englewood, and generally shown on the map below:

The Board will take action on correcting the following proposed County Ordinances below:

Rezone Petition No. 25-01 

ORDINANCE NO. 2025-030

AN ORDINANCE OF THE COUNTY OF SARASOTA, FLORIDA, AMENDING THE OFFICIAL ZONING MAP, AS PART OF CHAPTER 124 OF THE SARASOTA COUNTY CODE, RELATING TO ZONING WITHIN THE UNINCORPORATED AREA OF SARASOTA COUNTY; PROVIDING FINDINGS; PROVIDING FOR AMENDMENT OF THE ZONING MAP; PROVIDING RESTRICTIONS, STIPULATIONS AND SAFEGUARDS; AND PROVIDING AN EFFECTIVE DATE.

In response to the Public Hearing, the Board may adopt the corrected Ordinance amending the Zoning Map portion of Sarasota County Ordinance No. 2018-047, as amended and codified in Chapter 124 of the Sarasota County Code, by changing the zoning district classification from OUE-2 (Open Use Estate, 1 unit/2 acres) and OPI (Office, Professional and Institutional) to OPI (Office, Professional and Institutional) zone district or the Board may deny the petition or approve such other district as the Board may find consistent with the Comprehensive Plan, together with such restrictions, stipulations and safeguards as the Board may require.

All interested parties are invited to appear, be heard, and submit relevant evidence.  A complete draft of the proposed ordinance is available during normal business hours in the Planning and Development Services Department at 1001 Sarasota Center Blvd., Sarasota, Florida.  Supporting documents will be available the Tuesday prior to the public hearings at www.scgov.net, Meetings and Agendas (Meetings on Demand) to view or download.  Written comments will be considered and may be sent to the Planning and Development Services Department prior to the public hearings at the above address or by e-mail to planner@scgov.net.  The public hearings may be continued from time to time as announced by the Board. The Sarasota County Charter requires persons or entities applying for rezoning to disclose the true ownership interests in the property subject to the rezoning. The ownership disclosure form for this application is available for public inspection at the Planning and Development Services Department, 1001 Sarasota Center Blvd., Sarasota, Florida.

No stenographic record by a certified court reporter is made of this meeting. Accordingly, any person who may seek to appeal any decision involving the matters noticed herein will be responsible for making a verbatim record of the testimony and evidence at this meeting upon which any appeal is to be based.
