The Sarasota County Commission will hold a public hearing to consider transmittal of proposed Comprehensive Plan Amendment No. 2025-C described below, to the Florida Department of Commerce for review and comment.
In accordance with Section 3.3B(1) of the Sarasota County Charter, Comprehensive Plan Amendment (CPA) No. 2025-C (Accela Record No. PLN-AMEND-25-000007) is a privately-initiated amendment, requested by Winchester Florida Ranch, LLLP, on behalf of itself and the City of North Port, to amend the Future Land Use Map (Map 7-3) of Chapter 7 – Future Land Use (FLU), of the Comprehensive Plan, to change the FLU designation of approximately 2,432.9± acres of the subject 3,148± acre property, from Semi-Rural and Rural to Moderate Density Residential (≥2 and <5 DUs/acre). The remaining portion of the property is already designated Moderate Density Residential and Major Employment Center and will remain as such.
This CPA relates to the property located south and west of the City of North Port boundary, and along South River Road, North Port, and as generally shown on the map below:
