Anderson Administration Center, County Commission Chamber, 4000 South Tamiami Trail, Venice, Florida, at 9:00 a.m., or as soon thereafter as possible as possible to consider proposed 1) Small Area Comprehensive Plan Amendment No. SA-2025-03 from COM (Community Commercial Center) and MODR (Moderate Density Residential ≥2 and <5 units/acre) to COM ; and 2) Rezone Petition No. 25-08 from RSF-3 (Residential Single-Family, 4.5 unit/acre) and CG (Commercial General) to CG zone district.

AN ORDINANCE OF SARASOTA COUNTY, FLORIDA, PROVIDING FOR AMENDMENT NO. SA-2025-03, TO THE SARASOTA COUNTY COMPREHENSIVE PLAN AS ADOPTED BY SARASOTA COUNTY SECTION 94-61 OF THE SARASOTA COUNTY CODE, AS AMENDED; AMENDING A PRIMARY COMPONENT (FUTURE LAND USE MAP) OF THE FUTURE LAND USE CHAPTER, BY CHANGING THE DESIGNATION OF AN APPROXIMATELY 2.23 ACRE AREA LOCATED AT 1600 BANYAN DRIVE, VENICE, FROM COMMUNITY COMMERCIAL CENTER AND MODERATE DENSITY RESIDENTIAL TO COMMUNITY COMMERCIAL CENTER, AND AMENDING OTHER SUCH PORTIONS OF THE PLAN AND OTHER SUPPORTIVE MATERIAL AS DEEMED NECESSARY IN ORDER TO MAINTAIN INTERNAL CONSISTENCY; PROVIDING FOR FINDINGS; PROVIDING FOR APPLICABILITY; PROVIDING FOR INTERPRETATION; PROVIDING FOR EFFECT ON OTHER ORDINANCES AND REGULATIONS; PROVIDING FOR SEVERABILITY; AND PROVIDING AN EFFECTIVE DATE.
Rezone Petition No. 25-08
ORDINANCE NO. 2025-045
AN ORDINANCE OF THE COUNTY OF SARASOTA, FLORIDA, AMENDING THE OFFICIAL ZONING MAP, AS PART OF CHAPTER 124 OF THE SARASOTA COUNTY CODE, RELATING TO ZONING WITHIN THE UNINCORPORATED AREA OF SARASOTA COUNTY; PROVIDING FINDINGS; PROVIDING FOR AMENDMENT OF THE ZONING MAP; PROVIDING RESTRICTIONS, STIPULATIONS AND SAFEGUARDS; AND PROVIDING AN EFFECTIVE DATE.
In response to the Critical Area Plan Amendment, the Board may adopt the proposed Ordinance amending the Future Land Use from COM (Community Commercial Center) and MODR (Moderate Density Residential ≥2 and <5 units/acre) to COM or the Board may deny the petition or approve such other designation as the Board may find consistent with the Comprehensive Plan, together with such restrictions, stipulations and safeguards as the Board may require.
In response to the Rezone Petition, the Board may adopt the proposed Ordinance amending the Zoning Map portion of Sarasota County Ordinance No. 2018-047, as amended and codified in Chapter 124 of the Sarasota County Code, by changing the zoning district classification from RSF-3 (Residential Single-Family, 4.5 units/acre) and CG (Commercial General) to CG (Commercial General) zone district or the Board may deny the petition or approve such other district as the Board may find consistent with the Comprehensive Plan, together with such restrictions, stipulations and safeguards as the Board may require.
